It is hard to predict what a possible buyer may or may not want in the future; opinions vary too much from person to person, and to family to family.

full bath on first floor, IF it has a bedrrom on the same floor, if not, 1/2 bath or shower only is fine, will not effect sale.
Either a tub or a large, wide shower, with floor to ceiling glass enclosure, but preferably a tub, if there's not one on the second floor already. Think children, and three bedrooms full of them on the first floor. Would you as a parent want to have them running up and down the stairs for bath time?
I would go ahead %26amp; get a tub,


preferably one that has whirlpool / jacuzzi jets


and a separate shower.


That will definitely be a good selling point as well as increasing resale value.


The newer tubs aren't that expensive anymore

These days although people love to have a shower, they also love to have a soak in the bath.


A friend of mine in Kent, sold her home a couple of months ago!!


her house was not as big as yours but she only had a shower, the property was not selling and viewers were asking where the bathroom was??


Anyway the estate agent told her that if the house had a bath as well as a shower, she would probably have more luck selling the house so she had one installed and within a couple of months someone put in an offer for the house!!


So if you want a good price I would have a bath tub fitted.
If you are renovating for resale, contact a real-estate agent and find out how much value you would be adding to the house by adding the tub. If you don't intend to sell for a while the do what is most comfortable for your family.
Having a tub on the same floor as most the bedrooms would increase the value. Running upstairs to bathe would be a hassle.

I think a bathtub is essential on both floors. If I were looking for a house I would want a tub on both floors.

You'll need at least one bathtub downstairs.
If you would have a bath tub on the floor with 3 bedrooms, you will need a good supply of hot water if 3 people want to fill up a hot bath one after the other. Plus that bathroom would be occupied longer with a tub.


I would suggest a shower on that floor, saves hot water, and the next user doesn't have to wait ages before someone gets out of the bathtub. Unless you have a separate toilet on that floor, then it doesn't matter that the bathroom is occupied.

Yes, you are limiting the resale value. A family with small children, or senior citizens will need a bathtub on the main floor. If you are going to do the job, do it right so you won't regret it later. Your goal should be to have a bathroom that you could live with if you wanted to close off the upstairs for any reason.

Having a tub increases your house value. Maybe you can get a tub on the second floor
guess it all depends on if you feel you need one. if you don't have a tub at all in any of the bathrooms, then maybe you should put one in. if you have small children you should have a bathtub. my last daughter screemed bloody murder in the shower. hooray for the tub!!!! i have two full bathrooms. the one with the tub is on the first floor ( has a shower attachment) and the one upstairs just has a shower. having a choice is nice!!!! good luck.
I would say yes...you probably have kids and I know you don't want them in your quiet place(bathroom) so I would say get them a tub too.....you know they have to be in the tub longer than a 3 minute shower so they will be clean.LOL
